COMMON QUESTIONS
Know what you’re buying.
Do I need architectural plans?
Concept plans or sufficient drawings can be suitable for Desktop Feasibility. HB reviews whether they describe the scope adequately; not every sketch or incomplete document will be sufficient.
Do I need engineering?
No. Completed engineering is not required for early feasibility. Structural assumptions and any later engineering requirements remain visible in your report.
What if I only have an idea?
Choose Site Visit Construction Feasibility so we can discuss the scope and observe the property. The visit is coordinated directly with HB.
Is this a fixed-price building quote?
No. This is an indicative concept-stage assessment, not a fixed-price quotation, construction contract or offer capable of acceptance. It remains subject to design, engineering, selections, site conditions, approvals and supplier/trade pricing.
What happens if my project exceeds my budget?
We explain the major cost drivers and, where appropriate, identify project-specific alternatives, compromises or work that could be deferred. Potential savings have limitations and are not a guarantee that the entire brief can be achieved.
How long does the report take?
Indicative turnaround is 3–5 business days after sufficient information is received, subject to capacity. For site visits, this follows the consultation and receipt of sufficient information.
Can Hemmens Building help during design?
Yes. Discuss buildability advice, budget reviews and scope guidance with us as you develop your design. Further services are agreed separately.
What happens after the feasibility?
Take the Builder Design Brief back to your designer, investigate the identified unknowns, or discuss the next stage of pre-construction with Hemmens Building.
What areas do you service?
The advertised site consultation is available in the Central Coast and Lake Macquarie, NSW. Outside these areas, or unsure? Contact HB for individual assessment before purchase. Meetings are manually coordinated; no travel fees are automatically added.
